Home Electrical Inspection Checklist for First Home Buyers
By Gunter Electrical
Buying your first home is exciting, but don’t let that excitement blind you to potential electrical problems that could cost thousands down the track.
Nothing kills the joy of homeownership faster than discovering dodgy wiring after you’ve signed the papers. The Central Coast’s mix of beachside cottages and inland properties means you’ll encounter everything from 1960s fibro homes to modern brick veneer. Each era brings its own electrical quirks and potential headaches.
What’s an Electrical Safety Inspection?
An electrical safety inspection is your insurance policy against nasty surprises. A licensed sparky checks the home’s electrical system from the meter box to the last power point. They’re looking for safety hazards, code violations, and systems that might fail soon.
Always use a licensed electrician for electrical inspections.
The smell of burning dust when you flip a switch isn’t normal. Neither are scorch marks around outlets or that slight tingle when you touch the fridge.
Your Pre-Purchase Electrical Checklist
Start at the Meter Box
Check the switchboard first. Modern homes should have safety switches (RCDs) and circuit breakers, not old ceramic fuses. If you spot a mix of old and new components, that’s a red flag.
Look for rust, scorch marks, or amateur modifications. Professional work looks neat and labelled.
Test Every Power Point and Switch
Bring a phone charger or small lamp. Test every outlet in every room. Flickering lights or outlets that don’t work signal wiring problems.
Check light switches too. They should click firmly and lights should come on immediately.
Safety Switch Test
Every modern home needs working safety switches. Press the test button on each RCD in the switchboard. If it doesn’t trip and reset easily, it needs attention.

Smoke Alarm Check
NSW regulations require interconnected smoke alarms in specific locations. Check our Smoke Alarm Regulations NSW: What Central Coast Homeowners Need to Know for current requirements.
Test each alarm and check installation dates. Alarms over 10 years old need replacing.
Red Flags That Cost Money
Old Switchboards
Ceramic fuse boxes are outdated and potentially dangerous. Upgrading costs between $1,500-$4,000 depending on complexity. Our Switchboard Upgrade Cost Guide: What Central Coast Homeowners Really Pay breaks down realistic pricing.
Aluminium Wiring
Common in 1960s-70s homes, aluminium wiring can be problematic. It expands and contracts more than copper, potentially creating loose connections.
Extension Lead Overuse
If the house relies heavily on extension leads and power boards, the electrical system probably can’t handle modern demands.
Solar and EV Considerations
Planning solar panels? The electrical system needs to handle the additional equipment. Check our Solar Panel Installation: What Central Coast Homeowners Need to Know for system requirements.

Electrical Safety Inspection Cost
Professional electrical inspections typically cost $350-$600 for an average home. That’s small change compared to rewiring costs of $8,000-$15,000.
Regional variations exist across Gosford, Kariong, and Wyoming areas. Older inland properties often need more extensive work than newer coastal developments.
Get quotes from licensed sparkies who’ll provide detailed reports, not just a quick look.
Before You Sign
Schedule the inspection early in your cooling-off period. This gives you time to negotiate repairs or walk away if problems are severe.
Don’t skip this step to save a few hundred dollars. Electrical problems don’t fix themselves, and safety issues put your family at risk.
A thorough inspection report also helps you budget for future upgrades and maintenance.
